The Holiday Villas III board of directors has informed us Holiday Villas III Condominium will undergo an exterior balcony, concrete and painting restoration project beginning in late February 2023 into late 2025. This project, as with many other condominium projects currently underway in our area, is partially due to recent Milestone Inspection requirements put in place by the State of Florida in 2022. While there are no immediate structural deficiencies related to Holiday Villas III the board has approved repair work for exterior balconies, concrete and painting.
Unless the listing specifically states the balcony is not useable and the pool is closed then the balcony is useable, and the pool is open.
Crews will work their way around the building throughout the project starting on the North side and working counterclockwise. Only while your unit stack section is being actively worked on (railings removed and replaced) will you possibly not have access to your balcony during parts of your stay. Most balcony’s will be open and fully useable during the project. The biggest impacts from this project will be noise during working hours and with parking adjustments during your stay (some parking may be moved across the street into our overflow parking lot.) Typical construction hours will be Monday-Friday 8:00am-4:00pm.
The pool will remain open during most of the construction process except when work is being done on those units directly above the pool deck area which we are anticipate/estimating late 2025. We have been informed it will only be closed during working hours. It will be open when they are done working and on the weekends. Closed ONLY during working hours. If anything changes you will be notified.

Reservations for Holiday Villas III can be made anytime by calling 866-443-4405 or by email. Reservation is held with a VISA/MC/DISC deposit. Book directly with us and save unnecessary vacation website commission and avoidable service fees that are passed on to you! Rentals are weekly Saturday to Saturday with a 7 night minimum. Email confirmation will be sent providing check in instructions. Remaining balance is due 30 days prior to arrival and will be automatically charged to the same form of payment used for the deposit. When booking with us, check in instructions will be provided- check in is after 4 pm and check out before 10 am. You can also arrange for an after hours check in which can be arranged in advance .
Parking at Holiday Villas III is limited to 1 labeled spot per condo. All vehicles MUST have a valid parking/guest pass on the vehicle dashboard/mirror at all times when on property. Vehicles withouta valid parking/guest pass may be towed by the complex association management. Boat, Jets Ski and RV parking is also available along with use of the private boat dock for an additional charge.
Holiday Villas III is a family-oriented vacation destination for Florida Vacation Rentals. To ensure a proper family vacation atmosphere, you must be at least 25 years of age in order to rent a vacation rentals by owner condo. In the event it becomes necessary to cancel or modify your reservation, please contact us immediately at 866-443-4405. Cancellations received prior to 30 days will result in a $200 penalty. Cancellation withing 30 days and no shows will be responsible for payment in full. We encourage guests to purchase TRAVEL INSURANCE as we do NOT make exceptions to our published cancelation policies due to inclement weather, sickness, family issues or other unforeseen circumstances.
2 Bed, 2 Bath Condos accommodate 6 - 8 people. The bed sizes in each unit are specific to that unit. Florida fire code limits the number of occupants in a 2 bedroom unit to 6 - 8 people. Each Condo is individually owned, decorated and furnished with your comfort in mind. Every reservation is charged a fee for departure clean, linens and damage waiver in each unit. Linens are provide with each stay and include bath towels, hand towels and wash cloths along with bed linens for each bed and sleeper sofa. All of our units are self-catered- an initial set up of trash bag, bath soap and toilet tissue is provided. Our units have most everything you would have at home – bed linens, bath towels, dishes, cutlery, pots and pans. As a self catering property, all others itemes needed during you stay and any additional items such as extra trash bags, dish soap, bath soap, etc. are up to your responsiblity.
Report all maintenance issues promptly and our guest services/maintenance team will do our best to correct the situation in a timely manner. No refunds or rate adjustments are made for mechanical/plumbing failures outside of our control. Please be considerate... "NO SMOKING" is allowed inside our units. If smoke is detected by our housekeepers, and verified by our housekeeping manager, your form of payment will be charged $250. We are not responsible for theft or lockouts. Please do not leave personal valuables unattended in the condo. There is a charge of $60. for a lockout, payable to the person who arrives to provide you access to your unit.
The property does NOT permit rental guests to house pets. There are kennels available in the area should you wish to bring a pet. Complementary high speed internet is available in every Condo for our guests use. Coin operated washer/dryers are located on every floor of the building next to the elevator. Please ensure you bring quarters for this service. Trash should be removed from the Condo on a daily basis, A Trash chute is located near the elevator for your convenience. We have maintenance staff available during normal business hours and on call for emergencies.
